Rental Qualifications
Application
Every adult age 18 or older who will reside in the home must complete an application. A nonrefundable application fee of $40 per applicant is required.
Credit Score
Applicants must have a minimum credit score of 600. Applicants who do not meet this requirement may be considered with an approved co-signer. Approval is not guaranteed and remains subject to all other rental qualification criteria.
Background Check
Applicants must have no evictions or pending eviction proceedings within the past five years, no convictions involving violence, sexual offenses, or the manufacture or distribution of illegal drugs, and no felony convictions within the past seven years.
Income
Applicants must have a combined gross monthly income of at least 2.5 times the monthly rent. Income must be verifiable through acceptable documentation.
Additional Terms
Applications may be denied based on factors including, but not limited to, credit history, criminal or civil history, income qualifications, outstanding debt, and prior landlord references.
Pet Policy
Up to two pets are permitted, with a maximum weight of 30 pounds per pet. A $300 nonrefundable pet fee is required for each pet; however, no additional monthly pet rent is charged. Breed restrictions apply.
